Representing a developer, Joe Van Rooy negotiated and drafted the contract for the bulk sale of 425 permitted single family lots in St. Johns County to a national home builder, wrote title for the $6,000,000 transaction, and conducted the closing, which involved numerous easements, cost sharing agreements and amendments to existing homeowners association documents.

Lender Representation
Representing a large regional bank lending funds to a major downtown Jacksonville religious institution, Joe Van Rooy negotiated the purchase of the note and assignment of loan documents from the existing lender, drafted documents to modify and increase the loan to $8,000,000, presented the loan and loan documents to the Board of Trustees of the religious institution, closed the transaction and issued title policies insuring the transaction.

Hallar Airpark
Joe Van Rooy represented a group of aviation enthusiasts with their expansion of a fly-in community in Clay County, Florida. The project involved negotiating and drafting contracts to acquire the property, drafting easements for access and taxiways, drafting covenants, restrictions and cost-sharing agreements for the community regarding use, construction and maintenance of the shared residential and aviation related infrastructure, and conducting closings on the properties for each of the expansion parcels.

St. Johns County Mixed Use Project
Joe Van Rooy assisted a local developer to obtain the land use amendment, concurrency and development agreements and drafted the PUD zoning necessary for the development of 750+ residential units and 150,000+ sq. feet of commercial and office uses in St. Johns County on a property previously designated as Rural Silviculture. After obtaining the permits, Joe drafted contracts to convey the project to residential home builders.
